Our Fees

Our Fees

Under the Tenant Fees Act 2019 and the Renters' Rights Act 2025, these are the only payments we or your landlord can ask you for. All amounts include VAT where it applies.

Holding Deposit (per tenancy)
One week's rent, to reserve the property. Refunded in full within 7 days unless: the landlord cannot let to you because you do not have a Right to Rent (and we could not have known before taking it); you give false or misleading information the landlord is entitled to rely on; you tell us you have decided not to go ahead; or you fail to take all reasonable steps to sign the tenancy within 15 days (or another date agreed in writing). If we keep it, we will tell you why in writing within 7 days.

Security Deposit (per tenancy. Rent under £50,000 per year)
Five weeks' rent. Protected in a government-approved scheme.

Security Deposit (per tenancy. Rent of £50,000 or over per year)
Six weeks' rent. Protected in a government-approved scheme.

Rent
Payable monthly. Nothing is payable before you sign the tenancy agreement, and no more than one month's rent before the tenancy starts.

Late rent (per tenancy)
Interest at 3% above the Bank of England base rate, charged only once rent is 14 days or more overdue, from the date it was due.

Lost keys or security devices (per tenancy)
£50 including VAT, or our reasonable costs if higher (we will show you the evidence).

Change to the tenancy, including change of sharer, at your request (per tenancy)
£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Leaving early at your request
If you ask to leave before your notice period ends and your landlord agrees, you pay no more than the rent that would have been due for the rest of your notice period.

Bills (where the tenancy says you pay them)
Council tax, gas, electricity, water, TV licence, phone and broadband.
